SAMPLE REPORTS

Once the inspection is complete, we'll generate a written report for you. This report will be designed for simplicity and clarity, making it easy for you to comprehend. It will feature images of the various systems and components we've examined in the home or building. Additionally, we'll present a summary of any issues or defects we identified during the inspection process.

What We Inspect

With Warranty Shield LLC, a home inspection encompasses a detailed visual assessment of vital structural elements, systems, and accessible components within the property.

Throughout the inspection, we meticulously assess the following systems and components:

- Interior and exterior features, including walls, windows, and doors
- HVAC systems (heating, ventilation, and air conditioning)
- Basement, crawlspace, and overall structure
- Fireplace
- Roof and attic
- Electrical systems

About Us

With over 35 years in the construction industry and nearly as long as a homeowner, I’ve gained insight into the common blind spots on both sides. Despite their importance, warranty protection, risk management, and quality home inspections often go overlooked.

I’ve managed quality control for builds in 16 different states and discovered that poor practices are prevalent, even among the most respected developers and vendors. For buyers, there was no clear program to ensure punch list items (unfinished tasks at closing) were completed on a realistic schedule. For builders, liability concerns were rampant, with insurance certificates for various contractors difficult to track down.

That's why I founded Warranty Shield—to address these issues and provide homebuyers and builders with a trustworthy solution.

I used to ask homebuyers these simple questions:

  • Does the builder offer an inspection by an unbiased third party?

  • Is that inspector a licensed home inspector?

  • Is the warranty provided in compliance with state and federal laws?

  • Does the builder offer an expressed written warranty, with yearly home inspections with a Buyback Guarantee? Is it just a structural insurance policy, or a warranty that includes latent defect protections?

  • Is the warranty transferable, should you sell your home before it expires?

The answer to most of these questions wasn’t even no - just a confused look. Homebuyers usually don’t even know what to look for when it comes to warranties and insurance.

That’s where Warranty Shield LLC comes in, to take all those confused looks and turn them into contented smiles. Let me use my experience and knowledge to make sure you are safe - physically and financially.
